HOUSE RULES
Our aim is to ensure the pleasant stay of our dear guests and to avoid any misunderstandings, so please familiarize yourself with our house rules! Along with the booking, our guests declare that they are aware of and accept these house rules and agree to abide by them.
Accommodation Booking:
Accommodation reservations are made through accommodation booking websites (Booking.com, Airbnb.com) and our website. Reservations become valid with a 30% downpayment, which the guest must make within 48 hours of the reservation. If this payment is not received within 48 hours, the reservation request will be canceled.
The remaining 70% must be transferred at least 14 days before the start of the trip. If the guest makes a reservation within 14 days before arrival, the entire amount is requested to be transferred.
In case of cancellation more than 14 days in advance, the penalty is the full amount of the downpayment (30%).
In case of cancellation within 14 days, the penalty is the total amount paid.

In the event of a legitimate refund of any amount prepaid by the guest, provider will charge a 5% administrative fee.
Guest registration:
Before arrival, electronically, but no later than upon arrival, the guest is obliged to provide the personal data necessary for registration to the service provider through personal documents (passport or identity card, address card).
Accommodation providers are obligated to provide this data to the Hungarian Tourism Agency (MTÜ). According to applicable laws, it is mandatory for all guests (including those under 14 years of age) staying in Hungarian accommodations to enter their data into the NTAK (National Tourism Data Protection Center) system. From there, the data is transferred to the VIZA system (Guest Information Closed System Database), which can be read more about here: https://vizainfo.hu/en/

Check-in / Check-out:
The apartment can be occupied on the day of arrival after 14:00.
The apartment is available to guests until 10:00 on the day of departure.
For an additional fee, it is possible to occupy the accommodation at an earlier time or stay longer on the day of departure. In both cases, prior arrangement with the provider is required.
The accommodation can only be used by the pre-agreed number of guests, which the accommodation provider can check without prior notice.
If the host cannot appear in person upon arrival, the access code for the smart lock of the apartment will be provided to the guest by the host via SMS/phone/email on the day of arrival. If guests request, the operator may also appear in person at the specified arrival/departure time.
In the accommodation, the guest will find 1 remote control for the car entrance gate and 1 proxy card for the personal entrance gate, with which the movement within the property is ensured. Please return these upon departure; in case of loss, a penalty of 10,000 HUF per piece will be charged.
In case the guest decides to terminate their stay earlier than the pre-booked date, we cannot refund the money, and we have the right to resell the apartment for this period.
Use of Furnishings:
To maintain the condition, order, and cleanliness of the apartment and furnishings, guests are kindly requested to refrain from any activities they would not do in their own home.
Please use the furnishings for their intended purpose; guests are 100% responsible for damages resulting from improper use. Rearranging furniture is strictly prohibited. Taking items or equipment from the apartment is prohibited, and any theft will result in a police report. Upon departure, the occupied accommodation must reflect the condition at the time of arrival; it must be clean and free of damage. If extra cleaning beyond normal cleaning is required after the guest’s departure, the cost will be charged to the guest.
To ensure the furnishings of the apartment, a security deposit is required upon arrival, the amount of which is 40,000 HUF / 100 EUR per reservation. Returning, problem-free guests do not pay a deposit.
The deposit will be refunded in cash or by bank transfer on the day of departure, but no later than 3 days after departure, provided that no damage has occurred on the premises.
The value of any damage caused will be deducted from the deposit. If the deposit does not cover the full value of the damage, the guest is obliged to reimburse the excess amount, otherwise, a police report will be filed.
In case of any malfunction in the apartment, please report it immediately to the provider; we cannot accept subsequent complaints.
Smoking:
Smoking is strictly prohibited in the apartment and on the balcony (including electronic cigarettes, Iqost). Smoking is only allowed in front of the house, in the yard.
We kindly ask our smoking guests not to litter cigarette butts in the yard but to collect them and place them in the trash cans.
It is FORBIDDEN to bring into the apartment area:
- corrosive and flammable materials as determined by applicable laws
- materials classified as fire hazardous or explosive (fireworks, firecrackers)
- drugs
If the provider notices any of the above materials, guests may be asked to leave immediately, in which case the already paid accommodation fee will not be refunded.
Parking:
The parking lot is located in a closed yard. The number of parking space associated with the apartment is 32, located on the right side of the parking lot when entering from the street. We kindly ask our guests to use only and exclusively this specified number of parking space. Traffic rules are enforced on the parking premises. At the car entrance gate, the gate opens and closes electronically with a remote control, which guests will find upon arrival at the accommodation.
Cleaning:
Guests take over the apartments clean and tidy. For stays longer than 7 nights, cleaning, bedding, and towel change are available once a week.
Pool usage:
The pool in the building can be used at your own risk; we cannot be held responsible for any accidents that may occur there.
The pool can only be used for its intended purpose without disturbing others.
Before using the pool, please take a shower.
Consumption of alcoholic beverages is prohibited while using the pool.
Children should never be in the pool without parental supervision.
If the pool is unavailable during the guests’ stay due to malfunction or maintenance, this is considered an independent problem from the operator of the apartment, therefore, accommodation fee refund cannot be requested for this reason.
Waste Disposal and Handling:
Household waste collection is possible in the kitchen under the sink, and cosmetic waste disposal is possible in the bathroom trash can. Please do not throw sanitary pads or baby wipes into the toilet. Additional garbage bags can be found in the kitchen drawer.
If the trash can in the apartment becomes full during your stay, please empty it in the designated waste storage room in the house. This is located on the property to the left of the back personal entrance gate (which leading towards Lake Balaton), in the room marked with red in the photo below. It is strictly forbidden to place garbage bags in the small-sized courtyard garbage containers!
Miscellaneous:
- In order to ensure the peace and quiet of guests and neighbors, it is forbidden to make noise, play music, or listen to music in the apartment between 22:00 and 08:00.
- Throughout the apartment and the entire property (including the common garden), regardless of the time limit, it is FORBIDDEN to engage in any behavior that disturbs the peace, safety, privacy, or may cause fear to others. In case of complaints, the guest will be asked by the provider to cease the activity; if the activity continues, the provider may ask the guest to leave immediately, in which case the pre-paid accommodation fee will not be refunded.
- We do not take responsibility for valuables brought into the apartment area.
- The host cannot be held responsible or liable for damages resulting from events beyond their control (e.g., natural disasters, hail, fire, power outage, injuries in the parking lot, etc.).
- Lighting fires and grill usage on the balcony and on the entire property (including the common garden) are PROHIBITED.
- Unfortunately, we cannot accommodate pets in the apartment.
- Wi-Fi is available free of charge; the network name and password can be found in the apartment.
- It is forbidden to bring in or store means of transportation (bicycles, motorcycles, etc.) in the apartment.
- The apartments are equipped with a fan-coil system for heating and cooling, which we kindly ask you to use reasonably. Please refrain from operating the device when leaving the apartment or when windows are open. We reserve the right to charge an additional fee for unreasonable air conditioning use.
